Camp Branch Acres Property Owners Association (CBAPOA) is an unincorporated nonprofit association located in Trinity County, Texas. The Association was formed in the 1970s, when the developer turned over authority to the association's board of directors as specified in C-1 of the CCRs. The nonprofit purpose of the association is to promote the maintenance, preservation, and improvement of property within the Camp Branch Acres subdivision. CBAPOA operates under its recorded Covenants, Conditions, and Restrictions (CCRs) and Bylaws, which were created to protect property values and ensure a safe, well-maintained community for all property owners.
CBAPOA is managed by a Board of Directors elected by property owners. The Board’s authority is limited to the powers granted under Texas law and the governing documents adopted by the membership. The Association exists to serve the collective interests of its members and does not operate for profit.

Camp Branch Acres Covenants, Conditions, and Restrictions (CCRs)
These covenants “run with the land” and apply to all lots within the subdivision. They may only be amended by the property owners as specified in the CCRs.
Camp Branch Acres Bylaws
The bylaws govern the internal procedures of the Association, including elections, voting rights, and officer duties. Bylaw amendments require property owner approval as specified in the governing documents. The bylaws are incorporated within the CCRs at this time. A bylaw committee is working on proposed updates, which will be shared with property owners for feedback prior to being placed on a ballot for property owner approval or rejection.
Under Texas Property Code §209.005, property owners are entitled to inspect and copy official association records, including financial documents, minutes, and policies, upon written request. CBAPOA strives to maintain transparency and accountability by making meeting minutes, budgets, and governing documents available through official channels.
In accordance with Texas Property Code §209.0051, all board meetings are open to property owners, except for limited executive sessions permitted by law. Executive sessions are only permitted by law to consider actions involving personnel, pending or threatened litigation, contract negotiations, enforcement actions, confidential communications with the property owners' association's attorney, matters involving the invasion of privacy of individual owners, or matters that are to remain confidential by request of the affected parties and agreement of the board. Notice of meetings is provided to all members in compliance with the statutory notice requirements.
CBAPOA operates as a nonprofit entity for the mutual benefit of its members. All dues and assessments are used solely for community maintenance and improvements as approved by the board of directors.
